A little about Cook Islands Land laws
If you are of Cook Islands heritage then the process of purchasing Apartment Karanga + management rights would be relatively simple. If you are a non Cook Islanders there is a process to go though, that requires seeking to obtain permission to reside in the Cook Islands and then be approved by the Business Trade and Investment Board. This paperwork in the event of a mutual agreement to sell and buy would be handled by the professionals who deal in these areas here. With regard to land ownership, because all Cook Islands land is customarily owned by respective Cook Islands families, it is only available to buy in the way of obtaining a lease from a landowner. This is the arrangement for sale with Apartment Karanga, a sublease over the assigned land and the apartment. The lease for sale on Apartment Karanga is for a 41 years term, sublease. The maximum length of lease on any Cook Islands land is 60 years. As well as the sublease there is the by laws document on enjoyment of the leased land and building by unit owners these two documents form the lease arrangement.
